An offer to purchase the building outright, four hundred thousand over market value, with a handwritten note at the bottom saying the writer admired her mother's vision and would be honoured to carry it forward in a new context.
That last phrase is why Lena crushes the letter in her fist and calls the number on the letterhead to say no in person.
Dominic Sterling has spent five years converting old Capitol Hill buildings into luxury condos with ground-floor retail. He does not raise his voice. He is glad she called.
What follows is not a simple siege. There is a grant deadline, a father who has already signed something he should not have, a painting that goes missing, forged checks, a rival with a photographer on retainer, and a fire set at 11:43 at night with security footage of a family member walking in with a key.
This is a contemporary billionaire romance about a small business that is also a mother's life's work, a developer who makes an offer that insults exactly the thing it praises, and a betrayal that comes from inside the family rather than across the negotiating table. Closed-door, ending with the gallery lit and full and a phone playing jazz piano because nobody thought to hire a band.
