About this audiobook
Thomas Walsh signs his will in an August office with the blinds half drawn, the letters jagged where his hand betrays him, and says the same sentence twice.
*I hope she forgives me.*
Charlotte is by the door with her arms crossed. She gets thirty-three percent of the Belmont and veto power over any sale. Derek gets operational control. The Belmont is seventy-two rooms of brick and ivy on Astor Street, built by her father out of a three-story boarding house, and the brass sign is polished every morning by a man named Eddie. She grew up in it.
Three months, the doctors said.
Then a text arrives while she is still in the parking garage. *Black Bentley. CEO plates. He's already inside.*
Alexander Vance is at the registration desk with a leather notebook, a charcoal suit and forty-seven hotels already in his portfolio. Charlotte has spent the weekend on three valuation models, a five-year revenue projection and a list of twelve boutique owners who want partnership rather than acquisition. But none of it matters if he has already charmed her father.
*I've been in this business since I was twenty-two. I don't send anyone to do what I can do myself.*
What neither of them says at first is that their fathers overlap. Charlotte's mother died on the Belmont staircase while Charlotte watched from the mezzanine, twelve years old and unable to move. Alexander's father signed contracts on that building, and missed inspections on it.
The hotel loses money every quarter. A health inspector arrives who was hired rather than assigned. Somebody has a video of Thomas Walsh mid-seizure and an email drafted to all eight board members with the subject line *URGENT: Share Transfer Irregularity*, ready to send unless Charlotte signs a letter of intent.
*I know where every body is buried, and I know how to keep this place profitable without getting sentimental about it.*
When the sale finally happens, it comes wrapped in a shell company, an escrow account and a thirty-day window, which is to say an escape hatch nobody asked for. Then a courier brings heavy cream paper sealed with dark green wax and an embossed letter V.
*Meet me where we kissed first. Sunday noon.*
It finishes on the Belmont's roof with gold foil peeling off an envelope, Chicago wind off the lake, and Charlotte on one knee on the gravel asking a question she has already been asked once.
This is a contemporary billionaire hotel romance: ownership fights and board votes, a legacy with rot under the floorboards, sabotage traced through casino records, grief that does not tidy itself up, and a proposal that goes over the railing. The romance is closed-door.
