Then the landscape architect comes in. He is not in a linen suit. He wears a canvas work shirt with the sleeves rolled past the elbows, jeans torn at the left knee, boots that have been in real mud, and a small scar cutting through his left eyebrow.
Theo Langston has had precisely one conversation about what this property needs, and he arrives with a list: public beach access, a right-of-way from the county road to the cove, parking that does not block the tidal pools.
Julian fires him.
Evelyn rehires him two days later, once she realises the permits will not go through without his signature on the environmental review, and adds a condition of her own: he is to keep her informed of any irregularities in Julian's decision-making.
What Theo is actually after is a promise the Ashfords made a hundred years ago. A public path, thirty feet wide, from the road to the cove. His grandmother Bindy is ninety-two and swam that cove every August until the fences went up, and everyone who has ever fought this family has come away with legal bills and broken hearts.
What Julian starts turning up, in a bottom drawer and behind a combination lock, is a word scratched out so hard the paper tore in two places. *Fraud.* A tax auction from 1912. A boundary wall that disappeared from every Ashford survey. A signature dated to weeks when the man it belonged to was bedridden and could not hold a pen.
A closed-door MM small-town romance about inherited money, inherited guilt, and the gap between winning your mother's contest and being able to live with yourself afterwards.
